When it’s too close to call, it is often a good idea to put a property on the open market, looking to get offers from developers as well as regular buyers.

If it makes more sense to sell to a builder, there would be no need to prepare the property for sale — the property would be purchased “as-is”, which will save you money for costly repairs and termite work, and your valuable time will not be wasted with open houses, phone calls, inspections and other hassles. Escrows can be long or short, depending on your plans. If this option makes sense, I will offer your property to many competing builders at once, the goal being to get multiple offers. Having builders compete over your property will ensure that you receive the highest price possible, at terms that are favorable to you.
