1. I will help you price your property accurately - this is the most important first step.
2. I will help you prepare your home to sell by suggesting ideas that will improve its appearance and marketability.
3. I will review all necessary paperwork with you.  This includes the listing agreement, various disclosure requirements, and the agency relationship agreement, among others.  I will also estimate your probable net proceeds.
4. I will tour the property with my office, Pierside Realty, so they will be familiar with it when they receive ad calls.  They are a good source of feedback regarding price and marketability.
5. I will list your property on the Multiple Listing Service immediately.  Some offices delay putting property in the MLS in order to find an "in house" buyer.  Again and again I see this costing sellers of property tens of thousands of dollars.  The only way a seller can know he or she is getting top dollar for a property is if it is exposed to the entire marketplace at once!
6. I'll take photos of your property for advertising and the posting in the Multiple Listing Service.
7. I will place an electronic South Bay lockbox on the property to facilitate showings.  For security purposes the lockbox records who showed the house, and when it was shown.
8. I will create a professional brochure listing the features and benefits of your home to potential buyers and other real estate agents
9. I will place an attractive wood signpost on the property with a brochure box. (I will always keep the box filled with brochures -- it looks bad when they're empty).
10. I'll call any brokers known to have buyers looking for similar properties.
11. I place "Just Listed" ads in the appropriate newspapers.  Aggressive advertising will continue until the property is sold.  Advertising strategies will be constantly evaluated and alternative advertising avenues will be explored.  I always provide my clients with copies of all advertisements placed.
12. I will list your property on the Internet. I have a large presence on the Internet including beach-broker.com and Realtor.com. Realtor.com is the largest real estate site on the Internet.
13. I will hold a broker's open house.  This is a very important marketing tool.  A flyer announcing the open house will be distributed to the mailbox of every agent in the South Bay. A notice will also be posted on the MLS computer system, and it will be advertised in appropriate newspapers.  My broker open houses are known for catered lunches and drinks (instead of stale cookies or nothing at all as is often the case).  When agents are standing around eating at a property, they remember it well.  I often sell the property as a direct result of the broker's open house.
14. I will hold public open houses if the seller desires them.
15. I call all agents who have shown the property to see if there is any interest, and to get feedback about how the property shows and what can be done to improve its marketability.
16. I constantly update my clients on any changes in the market, such as an increase or decrease in demand, new competition in the market, a change in interest rates, etc.
17. I will represent you during the process of receiving offers from buyers as well as negotiating terms of the purchase contract.
18. After the contract is negotiated I will closely monitor the progress of the escrow, and work with the necessary appraisers, inspectors and termite companies to ensure as smooth an escrow period as possible.
19. I pledge to always represent your best interests, keep in close touch with you, and do everything possible to sell your property quickly and at the highest price.
